Where to Stay in Kinross: Only Four Real Options

Kinross is a small town, and that is the single most useful thing to know before you book. Three places in town take overnight guests, plus self-catering lodges by the loch. If you want a wide choice of hotels, look at Perth or Dunfermline instead, both around 20 minutes away. What Kinross does have is Loch Leven on its doorstep, the castle out on the island, and a junction of the M90 that makes it an easy overnight stop between Edinburgh and the Highlands.

Where to stay in Kinross

Travelodge Kinross M90, the budget option

If you came here looking for a cheap bed in Kinross, this is it. The Travelodge sits at Junction 6 of the M90 at the Turfhills Tourist Centre, KY13 0NQ, a mile or so out of the town centre. Reception is staffed around the clock, parking is free, and there are pet-friendly rooms. Two things to check before booking: there is no lift, so ask for a ground-floor room if stairs are a problem, and the free WiFi runs for 30 minutes in any 24-hour period before it costs extra. Travelodge does not publish a fixed nightly rate, as pricing moves with the date.

Green Hotel, for golf and a bit more comfort

The Green Hotel at 2 The Muirs, KY13 8AS, is the largest hotel in town and now trades as a member of Radisson Individuals, so older guides listing it simply as The Green Hotel are out of date. It is a three-star with two 18-hole parkland golf courses on the estate, The Bruce and The Montgomery, two restaurants and a live music venue. Golf stay-and-play packages start from around 158 pounds per person per stay. Reception is on 01577 863407.

The Kirklands Hotel, in the town itself

A small family-run hotel at 20 High Street, KY13 8AN, with rooms above a restaurant and bar, open daily from 9am. This is the one to pick if you would rather walk to dinner than drive. It does not publish room rates, so ring 01577 863313 for a price and availability.

Loch Leven Lodges, for self-catering

Not a hotel but a lodge park at Findatie, KY13 9LY, on the south side of the loch. Useful for families and longer stays where a kitchen matters more than a restaurant. Published rates start at 150 pounds a night for a two-bedroom lodge and 200 pounds for a three-bedroom. Book through their own site, or call 01592 841144.

Places often listed for Kinross that you cannot actually book

Kinross turns up in a lot of hotel round-ups that have not been checked. Three names come up repeatedly and none of them will get you a room.

• Kinross House. A Georgian estate, and a genuinely beautiful one, but it is hired whole for weddings, retreats and private events. Its own site describes it as available on a strictly limited basis for exclusive use, and you cannot reserve an individual bedroom. There is no restaurant open to the public.
• Loch Leven Hotel. This one is real, but it is roughly 90 miles away at North Ballachulish near Glencoe, on a completely different Loch Leven. Scotland has two lochs of that name and round-ups regularly confuse them.
• A youth hostel at Kinross or Loch Leven. There is not one. Hostelling Scotland’s full hostel list has nothing here. The nearest are Perth, open only from mid-June to the end of August, and Stirling, open March to October. Both are a 20 to 30 mile drive.

Two more worth knowing about. The Windlestrae Hotel was demolished in March 2020 and replaced by a retirement village, so any guide still listing it is years out of date. The Muirs Inn still trades at 49 Muirs but serves food and drink only, with no rooms, despite some listings suggesting otherwise. The Kinross Salutation on the High Street closed in March 2025; there are signs it may have reopened under new ownership, but we could not confirm it, so ring ahead before counting on it.

Practical notes

• Getting there. Kinross sits on the M90 at Junction 6, about 30 minutes from Edinburgh and 20 from Perth. There is no railway station in Kinross; the nearest are Perth and Dunfermline, with buses onward.
• Loch Leven Castle. Reached by boat from the pier, and the crossing is seasonal, so check sailing dates before planning a day around it.
• When to come. June to August gives the best weather and the fullest opening hours. April, May, September and October are quieter, and some seasonal operations are shut.
• Booking. With so few beds in town, Kinross fills quickly around events at the Green Hotel and in peak summer. Book early rather than arriving and hoping.
